Every client relationship at Aluma begins the same way, with a conversation, not a presentation. We take time to understand before we act, and we remain available long after the contract is signed.
Start a conversationFrom first contact to long after completion, here is exactly how we work with international buyers in Southern Spain.
Everything begins with a conversation, by phone, video call, WhatsApp, or email, whichever is most comfortable for you. There is no form to fill in, no questionnaire to complete, and no obligation of any kind.
We simply talk. We want to understand who you are, what you are looking for, and what has brought you to the point of considering property in Southern Spain. This first conversation is free, confidential, and completely without pressure.
Most buyers arrive with a clear idea of what they want — bedrooms, location, budget, sea views. We listen carefully to all of that. But we also ask the questions that go deeper: What does a typical week look like in this property? What does success look like in five years?
We also provide a thorough briefing on the current market in your target region, pricing trends, supply dynamics, what is realistic at your budget, and where the genuine opportunities are.
Armed with a clear understanding of what you are looking for, we begin the search. This goes well beyond public listings. We draw on our relationships with local agents, developers, and property owners to identify properties that match your criteria, including off-market opportunities that will never appear on any portal.
We pre-filter rigorously. We do not send you a long list to wade through. We send you a short list of properties that are genuinely relevant, each with our honest assessment of strengths, weaknesses, and fit with your stated priorities.
We arrange all viewings and accompany you where possible. During viewings, we are not selling you the property. We are helping you assess it clearly.
We ask questions the seller's agent will not ask. We point out what the photographs did not show. We assess the neighbourhood at different times of day. After each viewing, we debrief honestly.
When you have found the property you want to pursue, we assist with the negotiation strategy. We provide comparable pricing data, assess the seller's position and motivation, and advise on the most effective approach to achieving your desired outcome.
We do not negotiate emotionally. We negotiate with data, patience, and a clear understanding of what the market will support.
The Spanish property buying process has specific requirements that can feel unfamiliar to international buyers. NIE number applications, reservation contracts, nota simple verification, mortgage arrangements if required, and the final signature at the notary. We guide you through every step, in plain language, in your language.
Our relationship does not end at completion. You now own property in a country that may be new to you, and questions will arise. We remain available. We make introductions to property managers, maintenance contractors, and other specialists as needed.
When the time comes to consider your next move, whether that is a second property, a renovation, or an eventual sale, we are the first call you make.
