The Costa del Sol has one of the largest communities of Dutch expats and property owners in Southern Europe. The Dutch buyer is typically the best-prepared international buyer in this market, arriving with research done, questions ready, and expectations calibrated. What they often lack is a counterpart on the ground who matches that preparation with genuine local knowledge, works in their language, and represents their interest rather than the seller's.

Why Dutch Buyers Choose the Costa del Sol

The reasons are practical as much as emotional. Direct KLM and Transavia flights connect Amsterdam and Eindhoven to Málaga in under three hours. The time zone difference is negligible. Spanish property law and the purchasing process, once explained in the right context, are more predictable than many Dutch buyers expect. And the lifestyle arithmetic is compelling: the annual cost of owning and maintaining a property here is lower than the equivalent of extended hotel stays in the same period.

Dutch buyers are drawn particularly to Fuengirola, Mijas, and the eastern Costa del Sol around Nerja and Frigiliana. These areas combine accessibility, Dutch-speaking communities, and a price-to-quality ratio that Marbella no longer delivers. My portfolio is concentrated in exactly these zones, alongside Málaga city, which has emerged as the most internationally dynamic address on the coast.

What a Dutch Advisor on the Ground Actually Does

I was born and raised in the Netherlands, trained in real estate management at Fontys University, and completed my licensed agent qualification in Spain through FEI Business School in Málaga. I have lived here since my early twenties. I speak Spanish with the locals, Dutch with my clients, and English in the international context.

The practical difference this makes: I understand what a Dutch buyer considers important, what they would never accept, and where Dutch expectations meet Spanish reality in ways that need careful bridging. The notarial process is different from the Dutch system. The role of the gestora is unfamiliar. The concept of the arras contract has no precise Dutch equivalent. These are the moments where a Dutch advisor prevents confusion from becoming cost.

The Questions Dutch Buyers Usually Ask First

Is the Costa del Sol overpriced right now? My honest answer: the right property at the right price is always a rational purchase. The market has two tiers. Commodity coastal apartments in oversupplied zones have stagnated. Quality product in constrained locations, particularly new build in Fuengirola, Mijas, and Málaga east, continues to attract buyers faster than supply arrives.

Can I get a mortgage in Spain as a Dutch buyer? Yes, though the terms differ from the Netherlands. Spanish banks will finance up to 60-70 percent of the appraisal value for non-residents, not the purchase price. Starting the mortgage process parallel to the property search is strongly advisable.

Do I need to be physically present for the whole process? No. A notarial power of attorney allows me or your Spanish lawyer to complete every step, including the final transfer, on your behalf. Most of my Dutch clients visit the coast once or twice during the search, and complete the purchase without an additional trip.

Málaga: The Dutch Community

Málaga city has a growing Dutch professional community, concentrated in the western districts and the Higuerón zone. Dutch businesses, Dutch-speaking services, and regular social networks make settling here a more supported process than it was even five years ago. For Dutch families considering a permanent move rather than a holiday base, that infrastructure matters.
