Ask most agencies about a town twenty minutes inland and the conversation stalls. Aluma's advisory reach covers the entire Málaga Region, coast and interior, because our clients increasingly do too.
Most agencies along the Costa del Sol are built around one town, sometimes two. Their knowledge stops at the edge of their patch. Aluma was built differently, as an independent advisor working across the full Málaga Region, from the city itself to the coast on both sides, and inland toward Antequera, Ronda's hinterland, Granada and Córdoba.
The economics of a typical agency reward specialisation in one visible, high-turnover area. An agency in Marbella lists Marbella. An agency in Fuengirola lists Fuengirola. That works well for a buyer who has already decided exactly where they want to live, but it fails the buyer who genuinely does not know yet, or who is starting to suspect that the postcard coastal towns are not actually where they want to end up.
We hear this from a specific type of client more often each year. They arrive expecting to buy in Marbella or along the western coast, spend a few weeks looking, and start asking what else exists. Nobody they have spoken to so far can answer that question with any real substance, because nobody they have spoken to works outside a twenty kilometre radius.
This is not a small gap in the market. Google search data alone shows dozens of distinct village names across the province surfacing every month, from the Guadalhorce Valley to the hills above Ronda, almost all pointing at agencies that have never listed a single property there. That mismatch between demand and supply of real advice is exactly the problem Aluma's province-wide model is built to close.
Our advisory coverage is organised around four zones, each with a different character and a different type of buyer.
The established international corridor. Strong infrastructure, year-round rental demand, and the largest concentration of new-build development in the region. This is where most of our clients start their search, and where the market data is deepest.
A genuinely different buying decision to the coastal resorts, closer to urban living than beach living, with strong price growth and a market driven as much by lifestyle and culture as by sea view.
Quieter, more authentic, with limited new supply and a buyer profile that values character over polish. We cover this corridor in detail in our dedicated Axarquía guide.
Where value, heritage and a genuinely different pace of life meet. Rural fincas near Antequera, UNESCO heritage in Córdoba, mountain living within reach of Granada's Sierra Nevada, these are markets most coastal agencies simply do not touch.
| Zone | Typical buyer | What stands out |
|---|---|---|
| West (Mijas, Fuengirola, Higuerón) | First-time relocators, families, rental investors | Deepest market data, strongest new-build pipeline, year-round demand. |
| Málaga city | Urban lifestyle buyers, investors | Culture, walkability, strong price growth, airport on the doorstep. |
| East (Axarquía, Nerja, Frigiliana, La Herradura, Motril) | Buyers seeking character over polish | Limited new supply, authentic villages, subtropical microclimate near Motril. |
| Inland (Antequera, Granada, Córdoba, Sierra Nevada) | Value buyers, renovation projects, heritage lovers | Lowest entry prices, UNESCO sites, mountain-to-sea lifestyle near Granada. |
Beyond the twelve featured regions: Our site profiles twelve regions in depth, but our advisory process extends further. We regularly field enquiries about smaller towns in the Guadalhorce Valley and the Serranía de Ronda, places such as Álora, Almogía, Alozaina, Guaro, Arriate and villages toward Alcaucín and the Axarquía interior. We are direct about it when a specific village needs additional local research before we can advise you properly, but the same independent, buyer-first process applies regardless of the size of the town.
Three forces are pushing serious buyers past the well known coastal names. Price is the most obvious, per square metre values inland can run at a fraction of Marbella or central Málaga, for a similar quality of property and often a larger plot. Authenticity is the second, an increasing number of relocating buyers, particularly from the Netherlands and Belgium, are explicitly looking for a market that has not been reshaped entirely around tourism. Distance is the third, and it matters less than it used to, many of these inland towns sit within forty five minutes of Málaga airport, close enough for a genuinely convenient life while still feeling like a different country to the resort strip.
When a client asks about a village outside our twelve featured regions, the process does not change, only the depth of preparation before the first conversation does. We pull recent comparable transactions where they exist, speak to our local notary and lawyer network about anything specific to that municipality, and are transparent about where local knowledge is thinner than it is in Mijas or Fuengirola. What does not change is the core commitment, independent valuation, negotiation on your side of the table only, and full coordination through to the notary.
Aluma advises across the entire Málaga Region, from Málaga city and the western coast around Mijas and Fuengirola, to the Axarquía in the east, and inland toward Antequera, Granada and Córdoba. Coastal hotspots remain the core of the market, but a growing number of clients ask us about interior towns and villages as well.
Yes. The 12 regions on our site are the areas we profile in depth, but our advisory process, independent valuation, legal coordination and negotiation, applies the same way to smaller towns in the Guadalhorce Valley, the Serranía de Ronda or the Axarquía interior. We are upfront when a specific village needs extra local research before we advise you.
Because Aluma's advisory reach covers the province as a whole rather than a single resort area. Buyers relocating from the Netherlands, Belgium and beyond increasingly look past the well known coastal names toward quieter interior towns, and we support that search with the same independent, buyer-first process.
Generally yes, per square metre pricing inland is markedly lower than in coastal hotspots such as Marbella or central Málaga, though it varies significantly by town, condition of the property and distance to the coast or a major city.
